March 2022 sales figures coming in strong

Speaking of hot homes on the marketplace, the March real estate statistics have been released, and Kaua’i continues to evidence a strong first quarter of 2022:

  • Median sales price

    • Single-family homes: $1,228,000 

      • Slightly down from $1.3 million last month, but an increase of nearly 14% from March of 2021 year-over-year
    • Condominiums: $568,750

      • Down from $762,000 in February 2022, and $660,000 in March of 2021 last year

  • Average sales price

    • Single-family homes: $2,815,237

    • Condominiums: $690,345

Overall, sales numbers continue to come in strong, both here on Kaua’i and across the islands—which is also keeping along national trends as well. A lack of overall inventory continues to drive prices upwards, even in the face of rising interest rates. It’s also interesting to note the ongoing disparity between average home prices and median home prices, which is heavily reflective of the Garden Isle’s high mix of luxury properties along the north shore, which tends to bring the average price upwards.

One thing’s for sure: with single-family homes spending a scant 13 days on the market and condos only lasting for 11 days (both per the median) last month, Kaua’i’s soaring housing numbers are definitely set to stay in the stratosphere in the coming months.
